Unit entitlements in NSW determine how the financial obligations and rights of a strata scheme are distributed among lot owners. They affect the calculation of levies, the distribution of insurance payouts, and voting rights on ordinary resolutions. Errors in original unit entitlements — or entitlements that have become inequitable due to changes in the building — can cause ongoing disputes among strata owners.

Reviewing existing entitlements: Lot owners, strata managers, and body corporates can apply to the NSW Land and Environment Court or through NCAT to have unit entitlements reviewed if they believe the current schedule is inequitable. Our certified valuers provide the independent assessment required to support or contest such applications.

New strata plans: Developers lodging new strata plans require a certified valuer to prepare the initial schedule of unit entitlements. We work with developers and their surveyors to prepare entitlement schedules that accurately reflect the relative values of lots at the time of registration.

Disputes and inequity: In older strata schemes, original entitlements may not reflect significant changes — such as the addition of balconies or car spaces, or major renovations to individual lots — that have shifted relative values. Our valuers assess the current relative value of each lot to determine a fair and defensible entitlement schedule.

Commercial strata: We also assess unit entitlements for commercial, industrial, and retail strata schemes throughout Sydney, including mixed-use buildings with both residential and commercial lots.
