Beyond capital gains tax, there are numerous other tax scenarios that require an independent, defensible property valuation. Our certified valuers provide comprehensive tax-purpose valuations that the Australian Taxation Office and the NSW Office of State Revenue accept.
Common tax scenarios:
- Borrowing cost allocations: Where a property is partially used for income-producing purposes, the market value at the relevant date is needed to calculate deductible interest and other borrowing costs.
- Land tax objections: NSW land tax is assessed on the unimproved capital value of land. Where you believe the Valuer General's assessment is too high, an independent valuation supports a formal objection.
- Fringe benefits tax (FBT): Where a business provides an employee with the use of a residential property, an FBT valuation establishes the market rent for FBT purposes.
- GST margin scheme: Where property is sold using the GST margin scheme, an independent valuation of the GST status (residential vs commercial) and the margin itself may be required.
- Luxury car and property: For certain tax concessions related to property used partly for business, a market value assessment establishes the apportioned deductible component.
Our tax-purpose valuations are prepared by Certified Practising Valuers and clearly state the purpose, the date of assessment, the methodology used, and the certified opinion of value. All reports are available for ATO or Revenue NSW review.
