Building Insurance Property Valuation

Insurance replacement cost valuations for residential, strata, and commercial property in Sydney. Our certified valuers provide independent assessments accepted by courts, the ATO, and all major lenders.

"Every building insurance valuation we prepare is personally inspected by a Certified Practising Valuer. We provide independent, unbiased assessments that you can rely on for your legal, financial, or tax matter."

— Malcolm Craig CPV, Director

A building insurance valuation — also known as a replacement cost assessment — determines how much it would cost to rebuild a property from the ground up in the event of total loss. This figure is often significantly different from the property's market value and is essential for ensuring your building is neither over-insured (paying unnecessary premiums) nor under-insured (exposed to major financial loss).

The under-insurance risk: Thousands of Australian property owners discover after a disaster that their insurance cover falls well short of what it costs to rebuild. Construction costs have risen substantially in recent years, meaning that policies taken out even a few years ago may be significantly inadequate. An independent valuation provides an accurate, current replacement cost figure.

Strata and body corporate: Strata plans have a legal obligation under the Strata Schemes Management Act 2015 to insure common property for its full replacement cost. We provide strata insurance valuations for buildings throughout Sydney, with reports that clearly separate individual lot entitlements from common property replacement costs.

Heritage and unusual buildings: Standard insurance guides do not accurately price heritage buildings, unusual construction methods, or complex commercial properties. Our certified valuers are experienced in assessing the replacement cost of heritage-listed properties, unusual residential buildings, and mixed-use commercial premises.

Comprehensive reports: Our insurance valuation reports provide a clear replacement cost figure including demolition and removal costs, professional fees (architects, engineers, surveyors), and a current construction cost per square metre.
