When property value is in dispute in legal proceedings, an expert witness valuation goes beyond a standard report to provide opinion evidence that directly addresses the matters in issue — evidence that can be tested by cross-examination and that contributes to the court's understanding of complex valuation questions.

Our certified valuers who act as expert witnesses in NSW courts and tribunals have:

  • Formal qualifications as Certified Practising Valuers (CPV) and members of the Australian Property Institute (API)
  • Years of experience preparing expert reports and giving oral evidence
  • Familiarity with the expert witness duties under Part 31 of the Uniform Civil Procedure Rules 2005
  • Experience with hot-tubbing (concurrent expert evidence) where courts require it

Preparing the expert report: Our expert witness reports address the specific questions identified in the court's directions, set out the factual basis for our opinion, explain our reasoning transparently, and acknowledge areas of uncertainty. We use current comparable sales evidence and market analysis to support our conclusions.

Responding to opposing experts: Where an opposing party has filed a valuation report, we can provide a responsive analysis that identifies and addresses the differences between the experts' methodologies and conclusions.

Instructions: We accept instructions from solicitors and barristers. We require clear instructions, all relevant property documents, and any specific questions the court requires us to address. We also require adequate time to prepare a thorough report — typically 5–10 business days from receipt of all instructions and documents.
