Self-managed superannuation funds (SMSFs) that hold real property are required by the ATO to report the market value of that property in the fund's annual accounts. The ATO's guidance is clear: property assets must be valued at market value, and this must be supported by "objective and supportable data" — meaning a proper independent valuation prepared by a qualified professional.
ATO valuation requirements for SMSFs:
The ATO requires SMSF property valuations:
- To be conducted by a "suitably qualified independent valuer" — meaning a Certified Practising Valuer (CPV) or similarly qualified professional
- To reflect current market value, not cost or depreciated value
- To be updated at least every three years, or more frequently if there is a "significant event" affecting the property's value
- To be available for review by the fund's auditor and the ATO
