A rental review valuation establishes the current market rent for a property — the rent that a willing landlord and willing tenant would agree on in an arm's length transaction. This is distinct from the rent actually being paid and is commonly required at lease renewal, rent review clauses, or in rental dispute proceedings.
Lease renewals: When a lease approaches expiry, both landlords and tenants benefit from an independent market rent assessment. It provides an objective basis for negotiations, removes speculation about "going rate," and can prevent disputes from escalating into tenancy tribunal proceedings.
Rent review clauses: Many commercial and residential leases include rent review provisions, some of which require a "current market review" by an independent valuer if the parties cannot agree. Our certified valuers are regularly engaged to conduct these assessments.
Tenancy tribunal proceedings: Where rental disputes proceed to the NSW Civil and Administrative Tribunal (NCAT) or the NSW Civil and Administrative Tribunal (NCAT), our rental valuation reports provide the independent evidence needed to support or challenge a proposed rent.
